Where Rent Is Still Cheap In Kampala — Full List Of Budget-Friendly Suburbs | Rent Guide 2025

As the cost of living in Kampala continues to soar, more residents are moving further from the city center in search of cheaper accommodation. Affordable rental options are becoming increasingly scarce in central and mid-tier suburbs, forcing tenants to explore satellite towns and underdeveloped neighborhoods along the city’s fringes.

According to several property market reviews, areas such as Bweyogerere, Kireka, Kirinya, Kyaliwajjala, Seeta, and parts of Kabuuma have emerged as some of the most affordable places to rent within or around Kampala. In these locations, a self-contained single or double room can range between UGX 250,000 and 600,000, depending on proximity to the main road and the quality of the building.

People are looking for practical options. A few years ago, tenants preferred to stay close to the city even if it meant paying high rent. But now, many are choosing to commute from further away because it’s cheaper overall.

In Kireka and Kyaliwajjala, smaller self-contained rooms can still be found for as low as UGX 150,000–450,000, while one-bedroom houses in Kabuuma, along Salaama Road, go for between UGX 250,000 and 300,000. Najjera, though closer to the city and more developed, offers modest apartments at around UGX 500,000–700,000 for one-bedroom units and up to UGX 1 million for two-bedroom flats.

Real estate experts say the trend is being driven by Kampala’s growing population, rising land values, and limited affordable housing within the urban core. This has led to increased development in commuter towns such as Seeta and Mukono, where rent remains lower and space more abundant.

However, the affordability comes with trade-offs. Most low-cost neighborhoods have poor road networks, unreliable water supply, limited security, and fewer social amenities. Commuting can also be time-consuming, with traffic congestion along major routes like Jinja Road and Entebbe Road affecting daily schedules.

Despite these challenges, housing demand in these suburbs remains high. Property developers are responding by building smaller, more compact units to cater to low and middle-income earners.

For now, the search for cheap rent in Kampala continues to push the city’s boundaries outward, redefining what it means to “live in Kampala.” For many, the trade-off between comfort and cost has become an unavoidable reality in one of East Africa’s most rapidly urbanizing capitals.
